Between contract acceptance and receiving the keys to your new home, there are still important steps to complete.

Inspections & Due Diligence
One of the first steps after going under contract is typically your inspection period.
Depending on the property and your individual situation, you may choose to conduct a general home inspection along with additional inspections or evaluations.
Once inspections are complete, we’ll help you understand your contractual options and, when appropriate, prepare and negotiate repair requests or other terms on your behalf.
Appraisal & Financing
If you’re financing your purchase, your lender will continue working toward final loan approval while the property moves through the appraisal process.
We’ll stay in communication with the parties involved and help address real estate-related issues that may arise.
An appraisal can occasionally create challenges. If that happens, we’ll explain your options and help you determine the best path forward based on your contract and individual circumstances.
VA Buyers
For buyers using a VA home loan, the appraisal process also includes consideration of the VA’s Minimum Property Requirements.
Our team has extensive experience with VA-financed purchases, VA appraisals and Minimum Property Requirements (MPRs) and understands how to help navigate issues that may arise during a VA transaction.
We work alongside your VA lender and the other professionals involved to help keep the transaction moving toward closing.
Title, Insurance & Closing Preparation
As your closing approaches, several things will be happening behind the scenes.
Your lender and closing professionals will be preparing the documents and information necessary to complete your purchase. You’ll also need to arrange homeowners insurance and take care of other items required for closing.
We’ll help you understand what needs to happen and when.
If you need recommendations for inspectors, insurance professionals, contractors or other service providers, we’re happy to provide resources so you can choose the professionals who are right for you.
Your Final Walkthrough
Before closing, you’ll typically have an opportunity to conduct a final walkthrough of the property.
This isn’t another home inspection. It’s an opportunity to confirm that the property’s condition is consistent with your expectations under the contract and that agreed-upon items have been addressed as applicable.
We’ll be there to guide you through that process.
