You’ve found a home you love and you’re ready to make an offer. This is where having an experienced real estate agent representing you becomes especially important.

An offer is much more than the price you’re willing to pay. Financing, earnest money, inspections, appraisal considerations, closing costs, contingencies and timing can all affect the strength of your offer and the protections you have as a buyer.

What Is the Home Worth?

Before deciding what to offer, we’ll help you evaluate the property.

We’ll look at available comparable sales, current competition, how long the property has been on the market, recent price changes and other information that may help us understand its market position.

The listing price is what the seller is asking.

That doesn’t necessarily mean it’s what the home is worth.

Our job is to give you the information and professional guidance you need to decide what you’re comfortable offering.

Building a Strong Offer

Price is important, but it’s only one component of an offer.

Depending on the property and your situation, we’ll discuss factors such as:

  • Purchase price
  • Financing
  • Earnest money
  • Inspection terms
  • Appraisal considerations
  • Seller-paid closing costs or concessions
  • Closing date
  • Possession
  • Personal property
  • Contingencies
  • Other terms that may affect the strength of your offer

In a competitive situation, we’ll also discuss ways to make your offer attractive to the seller while carefully considering the risks associated with each decision.

The strongest offer isn’t necessarily the highest offer.

Protecting Your Interests

Our goal isn’t simply to get an offer accepted.

We also want you to understand the protections you’re including—or potentially giving up—when structuring your offer.

For example, changing inspection, appraisal or financing terms may make an offer more attractive in certain situations, but those decisions can also create additional risk for you.

We’ll explain your options so you can decide what level of risk you’re comfortable accepting.

What Happens After We Submit the Offer?

Once your offer is submitted, the seller may:

  • Accept it
  • Reject it
  • Make a counteroffer

If the seller counters, we’ll review the proposed changes with you and discuss your options.

We’ll communicate and negotiate with the listing agent on your behalf while keeping you informed throughout the process.

You make the decisions. We provide the information, strategy and negotiation experience to help you make them confidently.

When several buyers want the same property, strategy becomes particularly important.

We’ll gather as much information as reasonably available about the situation and help you determine how aggressively—or conservatively—you want to compete.
