Making Every Showing Count

Once your home is on the market, getting buyers through the door is an important part of the selling process.

A showing gives a potential buyer the opportunity to experience your home beyond the photographs and listing description. Our goal is to make sure your property is prepared, presented and accessible so buyers have the best possible experience when they walk through the door.

Preparing Your Home for Showings

First impressions matter.

Before your home goes active, we’ll discuss how to prepare it for both photography and in-person showings. Once buyers begin coming through, a few simple habits can help keep your home showing-ready:

  • Keep countertops and surfaces as clear as possible
  • Make beds and straighten rooms before showings
  • Open blinds or curtains to maximize natural light
  • Turn on lights when appropriate
  • Keep kitchens and bathrooms clean and uncluttered
  • Secure valuables, medications and sensitive documents
  • Minimize highly personal items and excessive family photographs
  • Make arrangements for pets when possible
  • Keep walkways, porches and entry areas clean and welcoming
  • Maintain comfortable temperatures inside the home

You don’t need to make your home look as though nobody lives there. The goal is simply to help buyers focus on the home itself.

Give Buyers Some Space

Whenever possible, we generally recommend that sellers leave the property during a showing.

Buyers tend to feel more comfortable taking their time, looking closely at the home and discussing it openly with their agent when the seller isn’t present.

That can be inconvenient—especially when you’re living in the home—but we’ll work with you to establish showing instructions that balance accessibility for buyers with reasonable consideration for your schedule.

Showing Availability Matters

Buyers can’t fall in love with a home they can’t see.

While we understand that last-minute showing requests aren’t always convenient, flexibility can increase the number of opportunities buyers have to tour your property.

We’ll help coordinate showing requests and establish instructions that work for your circumstances while keeping your home as accessible as reasonably possible.

Buyer Feedback Is Valuable

Showing activity can tell us a lot about how the market is responding to your home.

We monitor feedback when it is provided and look for patterns.

Are buyers responding positively to the home’s condition and presentation? Are we repeatedly hearing the same concern? Are buyers showing interest but not making offers? How does the property compare with competing homes?

One comment doesn’t necessarily mean we should change our strategy. But when a pattern begins to emerge, we pay attention.

We’ll discuss that information with you and determine whether any adjustments should be considered.

What About Open Houses?

Open houses can be useful for some properties and markets, but we don’t believe every home requires exactly the same strategy.

When we believe an open house makes sense, we’ll discuss the timing, preparation and promotion with you.
